Joint Study Session to Consider New State Legislation, Senate Bill 9
Join us for a joint study session with the City Council and the Site and Architectural Commission to discuss the requirements of the New State Legislation, Senate Bill 9 (SB-9) and how to implement it in Monte Sereno.
Senate Bill (SB) 9 was signed into law by Governor Newsom on September 16, 2021 and will be effective on January 1, 2022. The most significant component of this bill is that it requires (1) ministerial approval of up to two housing units per lot, on any existing lot, and (2) ministerial approval of a one-time, two-lot subdivision of any single-family zoned lot meeting specific requirements in the statute. Although the new law supersedes varying local regulations regarding subdivision and development standards, SB-9 preserves some authority for local agencies to enact regulations through the adoption of new objective standards, provided that they do not prohibit the construction of dwelling units up to 800 square feet.

The Zoom information to join the meeting is below and is also posted on the City’s website. This is an opportunity to provide feedback to the City Council and Site & Architecture Commission on local standards that you think need to be included.
